Residential Real Estate Average Sales Prices for the year 2005. City of White Plains NY Giohomes.com

Faithful to my responsibility as a Realtor committed to help my clients understand the activity and impact of real estate, I present you with the Statistics for the Local Real Estate Market for the year 2005. The purpose of this report is to keep you informed of local market values and activity, as well as provide you with reference prices. The information includes all Home Sales for the White Plains Post Office and is presented for the whole area and also for the specific zip codes. All data was taken from the Westchester Putnam Multiple Listing System (WPMLS) as of January 10, 2006.

Dec 31, 2005, 397 Single Family Homes were sold in White Plains for an average price of $701,782. The average price for houses located in zip code 10606 was $714,174 while their neighbors in 10605 averaged $830,813. For houses located in area code 10607, the average sale price for the year was $581,852, and those in 10604 have an average of $598,827; for houses located in 10603, the average price was $568,778. The area with the highest activity was 10605 (also the largest area) with 147 houses sold, followed by 10603 with 88. Only one house was sold in area code 10601 and 26 houses in 10604. For the area code 10606, we registered 73 houses sold whereas in area 10607, 44 were sold. (See page 2 for details) Co-op apartments had a lot of activity in 2005 as well, selling 252 units with an average price of $202,416, followed closely by the Condominium sector with 192 units sold at an average price of $414,881. There were 35 multifamily houses sold with an average price of $660,697. (See page 2 for details)
Based on last year’s figures, average prices for single family homes in White Plains has shown an increase of 12.3%, which is slightly higher than last year’s 9.12% rise. A one-digit increase is considered normal and healthy in real estate. The area 10605 has kept this pace, showing a rise of 8.65% in 2005 and 9.86% in 2004. Special attention should be placed on area 10607, which shows a high and rapid price increase of 24.55%, given its last year 0.75% decrease. Another noticeable average price growth is seen in area 10606, totaling 18.58% as well as in 10604, which is up by 12.28%, and 10603, up 15.72%. The average prices for Co-op apartments rose a healthy 22.80%, while Condominium apartments have grown by 32.3%, making up for last year’s 5.49% rise.
As a whole, the market closed with very strong numbers, towards the end of the year we noticed a general slow down in business that has the industry talking about perhaps a more modest 2006.
